In NSW landlords have a responsibility to ensure that all rental properties have working smoke alarms are in working order and meet the requirements of Australian Standard 3786 and they are installed as outlined in the Building Code of Australia (BCA) Section 3.7.2.(Houses) / Part E2, Spec 2.2a 3(c)(i) (units) and comply to requirements in the Rental Tenancies Act 2019 Sec 64.
As the owner of a rental property, it is the responsibility of the landlord to keep their tenants and their children safe. The corded window service checks the window covering to fix loose cords to comply with The Trade Practices Mandatory Safety Standards of the Trade Practices Regulations 2010 starting 1 July 2011.
Residual Current Devices (RCD) help protect tenants by switching off the power on a circuit should there be an issue with an appliance or wiring within the property. Checking them regularly helps protect the tenant and the landlords investment.
Landlords in NSW can charge a tenant for water usage if the property meets the water efficiency standard. The property must be separately metered and the flow rate on internal taps must have a maximum flow rate of 9 litres per minute. ​
